- Screening tenant backgrounds using computerized screening reports, including credit checks, criminal records, and past rental history checks.
- Collecting security deposits and pet fees, as well as handling rent payments and other financial transactions.
- Arrange for repairs using on-call, qualified and cost-effective repair people, and discuss repairs exceeding $250 with our owners before proceeding.
- Issuing necessary legal notices and interacting with tenants in a firm, yet supportive and business-like manner.
- Performing periodic property inspections and investigating any complaints reported to our property managers.
- Reviewing utility landlord agreements to ensure that our owners' interests are protected.
- Conducting move-in and move-out inspections to ensure the condition of the property and to protect our owners' security deposits.
- Providing a 24-hour, 7-day-a-week emergency number for our owners and tenants.
